Step 1 All applicants will be evaluated on the following basis:1. This Criterion is a guide to the rental requirements for this community. Together with the Rental Application for Residents and Occupants (the “Application”), the Criteria will govern the Applicant’s application to the community. All applicants and adult occupants (those occupants of the age of eighteen (18) years or older) will be required to fill out an Application. 2. All applicants for residency must provide proof of a valid Social Security Number or Taxpayer Identification Number. 3. Applicant’s monthly income must be 3 times the amount of one month’s rent. Applicants who hold jobs that is: commission paid only; base salary plus commission, tips or bonuses; are considered self employed. Those Applicants must provide the previous year’s personal income tax return and the previous two months personal bank statements as evidence of sufficient income. A recent pay-stub may be required to verify other employment income. 4. A consumer report will be ordered for all Applicants and adult occupants, pursuant to the terms of the Application. Any Applicant who otherwise qualifies under this Criterion is eligible for residency at this community, if that Applicant obtains a guarantor or pays an additional Application Deposit of no more than 1 times the monthly rent or enroll in Neighborhood Pay Services Program as permitted by law if any of the following occur:
All Guarantors must complete and execute a separate Application, meet all rental Criteria, qualify without exceptions and must have a gross monthly income of at least 3 times the monthly rent for the apartment. 5. If Application is approved, a non-refundable $150.00 Administrative Fee will be deducted from the Application Deposit. 6. An applicant can be denied if they: Owe a balance to a utility company Have an insufficient check or debt transaction reported to Telecheck A Risk Factor of 73.9% or greater on the credit score. 7. It is Applicant’s responsibility to provide information necessary to contact previous landlords and employers to verify rental and employment history. Management reserves the right to deny Applicant’s application if, after making a good faith effort, it is unable to verify Applicant’s rental or employment history 8. Applicants owing another apartment community an outstanding obligation without verifiable justification will be required to pay that debt or provide proof of payment before application will be considered. If Applicant owned a home as previous residency, Applicant must furnish mortgage company references and proof of title ownership or transfer of ownership. 9. An Applicant with a felony or misdemeanor conviction or who has received deferred adjudication for crimes involving the actual or potential threat of physical harm to a person, firearms, illegal drugs, theft, destruction of property, or any crime involving a minor or that is sexual in nature, will not be accepted. 10. Providing false, misleading or incorrect information on the rental application will be sufficient grounds for rejection and we may retain your Application Deposit as liquidated damages. Discovery of falsification of application after move-in will be sufficient grounds for immediate termination of the Lease Contract. All information provided by the prospective resident may be reviewed with appropriate state and local government authorities and or consumer credit reporting agencies as permitted by law. 11. If application is not approved based on criteria, your Application Deposit will be refunded. The $50.00 Application Fee is non-refundable. Applicant agrees to forfeit all Application Deposits immediately upon cancellation of an application 12. Non-discrimination on the basis of race, color, religion, sex, handicap, familial status or national origin is the comprehensive policy of this company. 13. This community’s pet policy is as follows: We accept non-aggressive breeds, weight limits for 1 pet is 75lbs. $200 pet fee/$200 pet deposit or 2 pets, 30lbs. each $300 pet fee/$300 pet deposit. 14. Water furniture is accepted on the first floor only, with proof of insurance, deposit and written management approval. Northland and this community encourage all residents to purchase Renters’ Insurance to protect resident and personal belongings. 15. This community is a participant in a statewide Water Conservation Program and residents are responsible for paying for water usage based on allocation billing. 16. Occupancy standards are generally two persons per bedroom plus a child who is less then 24 months old, but may vary based on the characteristics of individual floor plans. Residents who have a newborn less than 24 months old at the time of rental application or lease renewal and residents whose newborn has reached 24 months of age during the lease term may be required, at the time, to either:

All Applicants understand that upon application approval they are required to obtain and maintain liability insurance protection for Owner with coverage in the amount of one hundred thousand dollars ($100,000.00) for damages to Owner’s and third party’s property with provisions covering at least perils of fire, explosion, sewer backup, smoke, and accidental water discharge. You acknowledge that you had an opportunity to review our rental selection criteria, which include reasons your application may be denied, such as criminal history, credit history, current income and rental history. You understand that if you do not meet our rental selection criteria or you fail to answer any question or give false information, we may reject the application.
